Rosemont, Ill.-based Opus North Corp. has announced two new leases of warehouse and distribution space at Oakview Building I, a new-construction facility in Opus North’s Oakview Corporate Park, an industrial, multi-tenant development in West Dundee, Ill. Dachau, Germany-based Maytec, Inc. has leased 50,123 square feet and Stafford, Texas-based General Technologies Inc. (GTI) has leased 27,746 square feet of space. Noel Liston of Darwin Realty brokered both leases on behalf of the landlord, Opus North.
Maytec, Inc. manufactures aluminum parts to provide functional and aesthetic solutions for a wide range of applications, including office furniture and work stations; machine bases, enclosures and guarding; assembly and inspections stations; transfer and supply trolleys; specialty shelving and cabinetry; and more. The company will move its U.S. distribution headquarters to the corporate park located on Higgins Road just west of Randall Road and near the intersection of Interstate 90 and Randall Road in December. Maytec will occupy approximately one-third of the 154,475-square-foot building. Noel Liston brokered the lease on behalf of Maytec.
Since the late 1980s, GTI has designed and manufactured unbonded post-tensioning systems, bonded post-tensioning systems, concrete accessories and related equipment. According to Felix Sorkin, president of GTI, as steel prices have risen, its plastic-based reinforcement pieces have grown in demand, which is why GTI wanted to establish a Midwest distribution center. Pete Roberson of CB Richard Ellis brokered the five-year lease on behalf of GTI.
Oakview Building I features 28-foot clear ceiling heights, an ESFR sprinkler system, parking for 138 cars and 26 trailers, 14 docks and four drive-in doors. Canada-based Plastival Inc. currently leases 50,123 square feet of space in the building, leaving 26,500 available still for lease.
Oakview Corporate Park was designed by Opus Architects & Engineers. It occupies 75 acres of a 120-acre site, with 45 acres set aside as wetlands and nature preserves. The park also includes Leafs Ice Centre, a three-rink ice arena that Opus North developed as a build-to-suit project in 2007.
When completed, Oakview Corporate Park will include approximately 1.2 million square feet of warehouse and distribution space as well as outlots along Higgins Road with first floor retail space and second floor offices. Fifty acres of build-to-suit land are still available.
The site is located one-half mile west of the intersection of Higgins and Randall roads, and 2.5 miles from the Randall Road interchange on I-90, offering easy access to the O’Hare market, downtown Chicago and general distribution throughout the area.
