Sales Continue As Opus West Closes Largest Single Deal at Fremont Tech Center
FREMONT, Calif.  ( February 12, 2009 )
 Opus West Corp. closed escrow on five contiguous units within one building at Fremont Tech Center (www.fremonttechcenter.com), representing the largest single deal to close at the 136,730-square-foot project located within the 4.4-million-square-foot Bayside Business Park in Fremont, Calif. Jaton Corporation, a designer and manufacturer of high-performance graphic accelerator cards, purchased the units that together total 14,510 square feet and are comprised of R&D and office space. The company is expected to relocate its Milpitas, Calif. headquarters in mid-March, joining other recent buyers at Fremont Tech Center, including Telirite Technical Services, Inc. and Sunware Corporation.

We are pleased that we could deliver such a product to meet Jaton Corporation’s long term business goals.”
 
Construction on Fremont Tech Center completed in March 2008. It is comprised of 10 separate buildings, seven of which are shell R&D/light industrial spaces. The remaining three buildings consist of 26 individually addressed units built out with approximately 50 percent office space. Each unit is flexible in size, ranging from approximately 2,500 to 12,500 square feet and designed to accommodate office, R&D and light industrial businesses.
 
Fremont Tech Center is located adjacent to a future 340,000-square-foot retail center, which will offer a myriad of restaurants, shops, convenience services and national retailers. It is directly accessible from Interstate 880 and 680, both major highways connecting the East and South Bays, and is accessible by Fremont Boulevard South to McCarthy Boulevard.
 
Opus West incorporated a number of sustainable features into Fremont Tech Center to minimize its environmental footprint. These sustainable features combined with easy access to the freeway were cited as major factors for Jaton Corporation when considering the move from its former Milpitas headquarters.
